This profile is built from public sources: the project's official website and local press. Comino is the completed second apartment stage of The Cove, Henzell's $200m+ marina precinct at Pelican Waters — 40 house-sized apartments of 197-511sqm fronting the marina rather than the surf beach. The earlier Corsica stage's terraces sold out. Buyers should independently verify current availability, pricing, inclusions, contract terms and title details before proceeding.
Henzell Property Group is the original Pelican Waters master developer with a multi-decade local track record.
Marina-front living competes for the same dollar as beachside stock but offers a different lifestyle — boats over surf.
Compare the from-$1,990,000 completed stock against under-construction beachside alternatives at Kings Beach and Bokarina.

2027 tax changes
This building is finished, so whether it still counts as new turns on the date of the certificate of occupancy and when you acquire — not on the fact that it is newly built. Treasury's exposure draft proposes a property acquired within 24 months of a certificate of occupancy being issued, but the test is set by a ministerial instrument that has not been made. Confirm eligibility in writing before you rely on it.
Why it matters: a qualifying new residential dwelling keeps the 50% CGT discount, sits outside the 30% minimum tax, and stays negatively gearable. An established dwelling bought after 12 May 2026 does none of those things. That gap is worth real money, and it is a question to settle in writing before you sign — not one a listing can answer.
General information only, not tax advice. The calculators estimate basic income tax and exclude the Medicare levy, offsets and state taxes.
A development page can help you identify a project worth investigating. If you want independent support on a specific purchase, Breige can discuss a separate buyer-side engagement to help assess the builder and project, compare the proposed price, negotiate terms and navigate the steps through to settlement.
